There is a real answer to this, and it is not always the expensive one. Here is how we decide, including when we tell people not to spend the money.
Start with the age
Most architectural shingle roofs in North Georgia give you somewhere in the range of twenty to twenty five years, and attic ventilation moves that number more than the shingle brand does. If your roof is under twelve years old and something is wrong, that is almost always a repair. If it is past twenty, you are usually deciding when to replace it, not whether.
Then look at whether the problem is a point or a pattern
This is the part that actually settles it.
A point problem is one location. A pipe boot whose rubber collar dried and split. A section of step flashing at a wall. Six shingles that blew off a rake edge in a windstorm. The rest of the roof is doing fine. Repair it. Anyone telling you a whole roof has to come off because of one bad boot is selling, not diagnosing.
A pattern problem shows up everywhere. Granule loss across every slope. Curling or cupping at the corners of the tabs. Cracking through the mat. Multiple leaks in different parts of the house. That roof is at the end of its service life, and patching it is renting time at a bad rate.
The tests we actually run
- Granule check. Heavy accumulation in the gutters and downspouts means the mat is losing its protection broadly.
- Flexibility. A healthy shingle bends. One at the end of its life cracks when you lift it, which means any repair will damage the shingles around it.
- Decking. Soft spots underfoot, or sag between rafters, means water has been getting in for a while and the problem is bigger than the surface.
- Ventilation. If the attic is cooking, a new roof installed without fixing that will age exactly as fast as the one it replaced.
When a repair is the wrong call even though it would work
Two situations. First, when you are within a couple of years of needing the roof anyway, because you will pay for mobilization twice. Second, when the shingle is discontinued or badly faded and the repair will be a visible patch on the front of the house. It will hold water out. It will also look like a patch for the next decade.
What we will tell you
If the roof has life in it, we will say so and quote the repair. We would rather do a four hundred dollar repair honestly and be the company you call in six years than sell you a roof you did not need and never hear from you again.
