Roofing Questions, Answered Straight

Everything homeowners in Forsyth, Cherokee, North Fulton and Gwinnett ask us before hiring anyone. No hedging and no sales language.

Cost and quotes

What it costs and why

The price is driven by roof size measured in squares, pitch, the number of old layers coming off, how cut up the roofline is, and the condition of the decking underneath. A quote given over the phone without seeing the roof is a guess. GSP flies the roof with a drone, measures from the images and gives a written price that does not change unless rotted sheathing is found, which is priced per sheet in advance.

Usually because they are quoting different roofs. Check whether each one is a full tear off or a layover on the old shingles, whether flashing is replaced or reused, what underlayment is used and where ice and water shield goes, whether attic ventilation is corrected, and whether rotted decking is priced up front. A quote that is one line and a number is not cheaper, it is just less specific about what is missing.

No. The drone inspection and the written estimate are free, and the homeowner receives the photo set whether or not they hire GSP.

Ask when you call and we will walk through the options available at the time. Financing terms change, so we would rather give you accurate information on the phone than post something here that is out of date.

Repair, replacement and timing

When a roof actually needs replacing

Most residential roofs in Forsyth and Cherokee counties are torn off and finished in a single day. Larger homes, steep pitches or complex rooflines can run into a second day. A roof is never left open overnight without being dried in first.

Generally twenty to twenty five years for an architectural shingle. Attic ventilation moves that number more than the shingle brand does. A poorly ventilated attic bakes the shingles from underneath and can take years off the life of a roof.

It depends on whether the problem is a point or a pattern. One bad pipe boot, a section of flashing or a handful of shingles blown off a rake edge is a repair. Granule loss across every slope, curling tabs and cracking through the mat is a roof at the end of its service life, where patching is money spent twice.

GSP does not do layovers. Going over old shingles hides rotted decking, traps heat, adds weight and voids most manufacturer warranties. Every replacement is torn off to the bare deck so the sheathing can be inspected.

Spring and fall are the most comfortable, but roofs go on year round here. What matters more than the season is the forecast for the specific install day, since a roof needs a dry window to be torn off and dried in.

Storm and insurance

Hail, wind and claims

Yes. GSP documents the damage from the air, provides the homeowner with the photo set, and meets the adjuster on site so the scope reflects what is actually damaged. The claim itself is filed by the homeowner with their own carrier, because it is their policy.

From the ground, look for granules collecting in downspouts and driveways, dents in gutters, gutter caps, window wraps, garage doors or air conditioner fins, and whether neighbors on your street are getting roofs replaced. The bruising itself is not visible from the ground, which is why the roof has to be inspected up close or from the air.

Most policies have a filing window, commonly one year from the date of loss, but it varies by carrier and policy. The practical advice is not to wait: evidence degrades, later storms muddy the date of loss, and the claim becomes harder to support.

Anyone offering to waive or absorb your deductible is proposing insurance fraud, and the claim is in your name. GSP does not do that, and a company that offers it is telling you how it does business.

Yes. If water is actively getting in, tarping comes before anything else, including the estimate.

The work itself

What happens at your house

Beds and shrubs are tarped and the driveway is protected before any tear off begins. Before the crew leaves, the yard and drive are swept with a magnet to pick up nails.

No. Most homeowners are at work while the roof goes on. You will get the before photos, updates during the day and a walkthrough with the final flyover when it is done.

It is replaced, and the price per sheet is agreed in writing before work starts, so it is never a negotiation while your roof is open. Nobody can see the decking condition until the old roof comes off, which is why the number is set in advance.

Yes, and that is the right time. Gutters have to come off or be worked around during a tear off anyway, so installing seamless gutter right after means one crew and one mobilization, which usually costs less than booking the two jobs separately.

The shingles carry the manufacturer warranty, registered in the homeowner's name, and GSP warrants its own workmanship separately. Both are written into the scope before anything is signed.

The company

Who you are hiring

North Georgia, above Atlanta. Forsyth County including Cumming and South Forsyth, and Cherokee County including Woodstock, Canton and Holly Springs, are the primary areas. GSP also covers North Fulton, Gwinnett, Hall, Dawson and Paulding counties.

Because most homeowners never see the top of their own house, and that is exactly where shortcuts hide. Every property is flown before the estimate and again after the work is finished, and the homeowner keeps both sets of photos.

Roof replacement and repair, storm and hail damage work with insurance claim support, seamless gutter installation and gutter guards, and soffit, fascia and exterior trim. GSP does not install siding.

Usually within a couple of days, and faster when there is an active leak or fresh storm damage. Call (770) 899-4799 or send the estimate form.
